Median Commercial Rents

 
As an owner of a historic building in downtown Durango and a commercial Landlord in Bayfield, I often receive questions about rent prices. Here is a sampling for year-end 2020 compiled by Carrie Woodson, Colorado Certified General Appraiser at La Plata County’s Assessors Office.
 

Median Commercial Rents (dollar rent, per sq. ft., per year) from 2020 Survey of 680 Responses:

  • Central Business District (500 blocks to 1100 block) = $17.14/SF to $25.86/SF
  • Central Business District (1200 block to 1500 block) = $10.20/SF to $14.28/SF
  • Central Business District (Camino del Rio) = $18.46/SF
  • Other areas around Durango = $15.33/SF to $22.67/SF
  • Bodo Park and areas east = $8.12/SF to $24.23/SF
  • Rivergate area = $35.04/SF
  • Bayfield = $11.45/SF to $16.82/SF
  • Ignacio = $9.02/SF
  • North Resort Area (north of Trimble to Purgatory) = $13.18/SF

Typically, restaurant space demands higher rent than office and retail space. And, Special purpose and storage/warehouse space can vary. The survey did not include lodging or residential properties.
